Watkins House - First Floor



Fee: $125/hour
2 Hour Minimum
Includes use of the kitchen, tables and chairs, Wi-Fi, dedicated bathroom, check-in desk, and a Common staff member.
This warm, historic space features high ceilings, a fireplace, and wood paneling original to the historic structure and is accessible from the main entry point (front semi-circular driveway).
The space includes access to a kitchen with a stove, oven, fridge/freezer and coffee setup.
The Watkins house frequently hosts rotating small works exhibits showcasing local artists, history, and culture, providing the ideal backdrop for a reception, talk, or social event.
Rental Policies

Event pricing includes 30 minutes before and after the event for set up and take-down. If you require more time, additional fees may apply.

In order to reserve the space, a 50% deposit is due at the time of booking. If the event is canceled 30 days before the event date, the deposit is non-refundable but can be applied to a future event.

Buildings are not available prior to 8 am.

All events must end by 9 pm, and clean-up must be complete by 10 pm.

The front circle of the Watkins House is a fire lane and is exclusively drop-off only (with the exception of the handicapped-accessible parking space).

Kitchen and Catering: The Watkins House has one catering kitchen available for use by approved caterers and organizations. It includes access to refrigeration, stove, oven, microwave, sinks, and prep space **NOTE: Beer, wine, and liquor are permitted if a proper liquor license is obtained from the Town of Arlington. The renter is responsible for obtaining the liquor license and must provide proof of approval to Common staff prior to the start of their event.

No signs may be taped to the wall of the premises except with prior permission.

No nails, tacks, pushpins, or other materials may be used on walls.

No animals are allowed inside the building, with the exception of service dogs.

The Common property is bordered by residential properties. We aim to keep our relationship with our neighbors as positive and unobtrusive as possible. We ask that all renters, audience members, and guests are mindful of that fact and ensure that no driveways are blocked, no properties are trespassed upon, and that noise levels outside of the building are kept at a reasonable level. The Common reserves the right to end any event early if valid complaints from the neighbors are received.
